Tenants
Our aim is to source a suitable tenant for your property. We check references from current employers or suitable referees prior to the signing of any agreement.
Rents & Security Deposit
A security deposit of 100% rent and a months rent is paid in advance prior to the tenant moving in. At the end of the tenancy agreement the property is inspected, and in the event of any damage costs will be deducted from the deposit. Please note that the deposit has to be safeguarded under the new tenancy deposit protection scheme.
Additional Bills
Any additional bills such as electricity, gas, water and council tax are the responsibility of the tenants. It is the tenants who usually inform the appropriate supplier and council of their move. Inventory An inventory is taken before the tenant moves into the home. This is signed by the tenant and the landlord or ourselves on behalf of the landlord. Once the tenancy agreement has ended we will inspect the property for any damages. In event of any damages any charges will be deducted from the security deposit
Agreement
An assured short-hold tenancy agreement is signed by both parties. Usually unless requested by yourself we have a minimum agreement of 6 months in place. The tenant requires a two month notice period from the landlord to terminate the contract. Also the tenant is required to give advance notice of one month if they wish to terminate the contract.
Repairs
The responsibility of repairs lies with yourself. We provide a management service to take the stress out of this. You are always informed of any repairs that require doing however big or small. The invoice can go to yourself this will need to be paid for from your account.
Insurance
Please take note that not all insurance policies cover letting so please make sure that your insurance covers both property and its contents.
