An application fee applies, this covers both the referencing and the administration. If the application is put through referencing and is rejected and or you do not wish to rent the property once confirmed, then the application fee is non-refundable. Rents & Security Deposit Once the application has gone through, a security deposit of 4 weeks rent and a months rent is paid in advance prior to you moving in. This must be paid by bankers draft or cheque 7 days before the tenant moves in to ensure that this is cleared (unless alternative arrangements have been made). Thereafter, a monthly standing order should be set up into the landlords account for the rent The property will be inspected, in event of any damage caused, costs will be deducted from the deposit. Please note that the deposit will be protected under the tenancy deposit protection scheme Moving In - Agreement & Inventory Prior to moving in an assured short-hold tenancy agreement is signed by both parties. An inventory is taken before you move into the home. This is signed by the tenant and the landlord or ourselves on behalf of the landlord. Once the tenancy agreement has ended the property is inspected for any damages. In event of any damages any charges will be deducted from the security deposit. Council tax, electricity, gas, water & telephone bills are all the responsibility of the tenant. It is the tenants responsibility to inform the particular supplier of their move. |
